Vero Beach runs on a seasonal calendar, and a large share of our Indian River County installs happen while owners are out of state. An empty garage is the ideal job site: we can grind, coat, and let the system cure fully without anyone needing to park in the bay halfway through.
The other defining local factor is sand. Beach and golf traffic carries abrasive grit onto every floor from Central Beach to Grand Harbor, which is why we broadcast flake to full refusal here so the topcoat rides on chip instead of on bare base coat.
Vero also asks for more metallic epoxy flooring than anywhere else we work, mostly in interior spaces and showcase garages. We quote it as its own system with its own environmental requirements rather than as an upgrade checkbox on a flake proposal.
We work with property managers and keypad access, and document the full install with photos so out-of-state owners see every stage.
Sand is abrasive and it travels. A saturated chip layer means wear happens in a sacrificial topcoat, not in your color.
Shut-up garages need airflow. We ventilate and monitor the cure rather than sealing the space and hoping for the best.
If metallic is wrong for how you use the bay, we say so. Flake and metallic are different tools, not good and better.
Barrier island slabs and mainland slabs behave differently, so every Vero Beach floor gets metered rather than assumed. Diamond grinding comes first, then moisture readings on open concrete, then the primer decision.
Closed seasonal homes often hold high interior humidity, which slows cure and can cloud a topcoat applied on schedule instead of on conditions. We ventilate, monitor, and coat when the numbers are right.
Cracks, joints, and spalled edges are repaired during the same visit. On homes we may not be back to for another season, leaving anything for later is not a real option.
