How Long Does Epoxy Garage Flooring Last in Florida?

A properly installed flake epoxy floor in a South Florida garage should perform for well over a decade. The range is wide because lifespan has far less to do with the coating brand than with what happened to the concrete before the first coat went down.

Coatings do not glue themselves to slick concrete. Diamond grinding opens the surface profile so the resin can mechanically key into the slab. Acid etching and pressure washing, the two shortcuts you will see quoted cheaply, leave a surface that looks clean but does not hold.

If a coating is going to fail, it usually announces itself in the first two years by peeling at the garage door threshold, where water and UV hit hardest.

Florida slabs frequently sit on damp ground with limited vapor barriers. Vapor moving up through the slab can push a coating off from underneath. That is why we test for moisture before quoting, and why the fix is sometimes a vapor-tolerant primer rather than a thicker topcoat.
